How to Bid Framing Jobs: A Practical Takeoff and Pricing Guide

How framing contractors bid from plans: lumber takeoff, labor pricing per square foot vs board feet, hardware most bids miss, and quoting in a volatile lumber market.

Framing bids get won and lost in the details: the hold-downs nobody counted, the 12-foot walls priced like 8-foot walls, the lumber quote that expired before the contract came back. Here is a bidding process that keeps the surprises on the GC's side of the table.

The Framing Takeoff, Structured

Go level by level, then wall by wall. For each:

Walls

  • Studs: count by size (2x4, 2x6) at specified spacing, plus corners, tees, kings, and cripples. Corner and intersection framing adds real quantity on cut-up floor plans.
  • Plates: wall linear feet times three (one bottom, two top), by size
  • Headers: per the schedule, by opening. LVL and glulam headers are priced pieces, not commodity lumber.
  • Blocking, backing, and fire blocking: the invisible linear feet that shows up at inspection time

Floors

  • Joists or I-joists: count and length from the framing plan
  • Rim, blocking, squash blocks under point loads
  • Subfloor sheets plus glue and fasteners

Roof

  • Trusses (quoted package) or stick framing: rafters, ridge, valleys, collar ties
  • Sheathing area with pitch factor applied
  • Fascia and subfascia linear feet

Hardware (the classic miss)

  • Joist hangers by size, hurricane ties, straps
  • Hold-downs and anchor systems from the shear wall schedule

Labor: Price the Shape, Not the Square Footage

Two 2,400-square-foot houses can carry very different framing labor:

  • Wall height: 9 and 10-foot plates slow everything and may add staging
  • Corners and jogs: each corner is layout, framing, and sheathing cuts
  • Roof complexity: a simple gable versus hips, valleys, and dormers can double roof labor
  • Openings: every window and door is a header, kings, cripples, and flashing-ready detail
  • Shear and hardware density: engineered coastal and seismic packages are install labor, not just parts

Estimate labor from your production rates by assembly (walls by linear foot and height, floors and roofs by area and complexity), then sanity-check the total against your historical cost per square foot for that build type. If they disagree, find out why before bid day, not after.

The Lumber Quote Problem

Lumber pricing moves. Protect the bid:

  • Quote the package near bid day and note the quote date in your proposal.
  • Short validity: 15 to 30 days on price, explicitly stated.
  • Escalation clause for delayed starts, tied to a published index or supplier requote.
  • Buy the package on award when storage and cash flow allow, locking cost to your price.
