How to Bid Concrete Jobs Without Losing Money
A working guide to bidding flatwork, foundations, and structural concrete: takeoff by element, pricing pitfalls, waste factors, and protecting margin with exclusions.
Concrete is unforgiving to bid. The material sets on a schedule, mistakes get demolished with jackhammers, and margins hide in items that never show up on a lazy takeoff. Here is a system for bidding concrete work that protects your money.
Take Off by Element, Not by Sheet
Break the job into elements and quantify each one completely before moving on:
Footings and foundations
- Concrete: cubic yards (width x depth x length, from the structural sheets)
- Formwork: square feet of contact area, both faces where formed
- Rebar: weight by bar size, including laps, corners, and dowels
- Excavation interface: who digs, who fine-grades, who hauls spoils?
Walls
- Cubic yards plus two-sided form area
- Rustication, chamfer, and finish requirements from the details
- Embeds, blockouts, sleeves, and anchor bolts (labor eaters, count them)
Slabs on grade
- Cubic yards at design thickness, plus a reality factor for subgrade variation
- Vapor barrier, mesh or bar, dowel baskets at joints
- Finish type by area: broom, hard trowel, exposed, polished
- Joint sawing and sealing, linear feet
- Curing method and protection
Site concrete
- Curb and gutter by profile, linear feet
- Sidewalks and pads by area and thickness

Pricing: Where Concrete Margins Leak
- Short loads and minimums. Your supplier's price per yard assumes full trucks. A 4-yard pour pays a short-load fee that can add meaningfully to the per-yard cost. Price small pours as small pours.
- Pump time is real money. Boom pump minimums, travel, and standby add up fast. If access forces a pump, it goes in the bid as its own line.
- Formwork is a labor system. Set, plumb, brace, strip, clean, move. Estimate form labor from contact area and reuse count, not gut feel.
- Finishing is schedule-driven. Hard-troweled slabs mean crews on site until the slab says done, sometimes at overtime rates. Weather protection (blankets, ice, retarder) belongs in the price for the season you will pour in.
- Rebar install vs supply. Whether you buy fabricated and tie it yourself or sub the package, keep the takeoff in weight by size so quotes are comparable.

Protect Yourself with Exclusions
The concrete contractors who stay in business write exclusions like they mean it:
- Excavation, backfill, and dewatering unless explicitly included
- Rock removal and unsuitable soils
- Subgrade preparation beyond a stated tolerance
- Testing and inspection fees
- Winter protection beyond a stated date, or price it in
- Layout beyond gridlines provided by others
